Cost and value are important factors for many individuals when choosing a retirement community, and costs vary across the three Moorings Park communities. The cost of your entrance fee and your monthly service fee will be determined by the size of your residence and whether you're entering the community as a single or as a couple. Refundable entrance fees at Moorings Park Communities range from the mid-$500,000s to $5 million. Depending on which entrance fee plan you choose (70%, 50% refundable, or fully depreciating), as much as 70% of the entrance fee is refundable to you or your estate when you leave the community. There are sizable IRS tax deductions on both your entrance fee and monthly service fees. Furthermore, you’ll never have to pay any property taxes or condo assessments.
When you move to a Moorings Park community, rather than just purchasing a residence, you're purchasing a long-term care insurance policy, along with a life lease on the residence of your choice. In fact, because the IRS views your entrance fee as a pre-paid health benefit, a portion of your entrance fee may be eligible for a sizable one-time tax deduction.
