Moorings Park Communities, the parent company for Moorings Park at Grey Oaks, and the newest campus, Moorings Park Grande Lake, has announced that its A rating by Fitch has been affirmed. Moorings Park is widely known as the premier provider of active retirement living in Southwest Florida. It is also a nationally accredited, non-profit, Medicare-certified organization and one of the nation’s only Life Plan providers with A or A+ ratings by Fitch and S&P.
“We are honored to reach this distinction from Fitch once again,” said Moorings Park CEO Dan Lavender. “This is a strong testament of our continuing promise to our members to provide ‘Simply the Best’ amenities and lifestyle, as well as amazing concierge healthcare services.
Fitch’s credit rating expresses the agency’s opinion about the ability of Moorings Park to meet its financial obligations in full and on time. Fitch affirmed its ‘A’ rating on Moorings Park Communities due to Key Rating Drivers including:
Independent living (IL) occupancy has averaged 94% over the four-year historical period, even as Moorings Park added over 100 new IL units. Over this same period, skilled nursing occupancy was steady, averaging at 90%, as was assisted living, ranging between 70% to 100%.
Fitch views Moorings Park’s 41-year operating history, location, strong capital spending and sizable attractive campuses as key marketing strengths which support its high occupancy and steady financial performance.
Other factors considered in the rating were continued capital investment and expansions as evidence by the construction of Moorings Park Grande Lake including its luxurious lakefront Clubhouse.
The affirmation of the ‘A’ rating by Fitch comes about 5 months after Standard & Poors (S&P) affirmed Moorings’ A+ rating last November.
“According to S&P, the A+ rating affirmation was driven in part by Moorings Park’s outstanding financial profile, favorable locations with a healthy housing market and a management and governance team they viewed as capable and experienced,” said Lavender.
In acknowledging Moorings Park’s strong performance, S&P also reported, “With stable leadership that has a track record of successfully executing large expansion projects, we believe that Moorings Park and its affiliated companies have, in our view, the best-in-class governance and management in the industry that will continue to demonstrate strong project management and financial acumen.”

With stunning views, a variety of casual and fine dining restaurants, a poolside bistro, as well as a lakefront resort-style pool and cabanas, you have to see it to believe it,” exclaims Tom Mann, Vice President of Moorings Park Communities Mann continues, “Inside the Clubhouse, you’ll also find a state-of-the-art fitness center with gorgeous water, a best in-its-class golf simulator, a theatre and a salon and spa. All just a short stroll away from some of Naples’ most luxurious residences.”
Outdoor activities or amenities include a vibrant yoga pavilion, rubberized walking paths, lakeside parklettes with boardwalks, gardens, fire pits, several bird-watching posts, and a bocce court.
Regardless of which community you choose, all Moorings Park Community members benefit from an innovative approach to health and wellness. “What makes Moorings Park Communities different,” states Mann, “is that we take a proactive rather than a reactive approach to healthcare. Our members are some of the most affluent, educated people in the country. Throughout their careers, they always looked for a competitive advantage. And now, they’re taking that same approach to successful aging.”
That competitive edge starts with the most advanced fitness approach, onsite concierge physicians, and dieticians. “Everything we do is designed to keep you out of assisted living or memory care. But it is also good to know that advanced healthcare is also on-site should you ever need it. And even better, it is the very best in the state,” notes Mann.
